This 13-unit mixed-use condominium is located on the edge of a residential neighborhood but also fronts a busy street.  The design solution responds to the site and is the confluence of the two ideas.  One being a simple, sophisticated brick box that creates a massive scale and thick edge that fronts the busy street--it is the larger mass of the building wrapping back into the entry.  The opposing side fronts the single family residential street.  We employed a dynamic variation of wood siding that appears to shift on each bay.  By purposely not aligning the joints an intricate pattern is created within the overall simple box form.  This more delicate detailing responds to the smaller scale residential homes surrounding the project.


Although unbuilt, we developed this project through the schematic design phase.  Many issues were addressed beyond design including feasibility, zoning & building code issues, structure, parking, unit mix & layout, and community concerns.  We worked closely with the clients to develop their proforma and assisted in pursuing financing for the project.
